The underlying Dow Jones U.S. Select Short-Term REIT Index delivers float-adjusted market-capitalization exposure to a subset of U.S. equity REITs whose underlying properties are predominantly leased on short-term contracts. Starting from the Dow Jones U.S. Select REIT Index universe of U.S.-listed, free-float-screened equity REITs that meet minimum size and trading-liquidity requirements, the index retains issuers deriving most revenues from property types such as apartments, manufactured housing, self-storage and hotels, while excluding long-lease sectors like net-lease, health care and infrastructure REITs. Eligible securities are weighted by float-adjusted market cap, subject to a 5% cap per constituent to control single-name concentration and capacity. The index is reviewed and rebalanced quarterly, at which time both the property-type classification and liquidity screens are reapplied, so changes in REIT business mix or trading activity can lead to additions, deletions, or meaningful weight shifts.

Investment Proposition

Nuveen Short-Term REIT ETF (NURE) provides targeted exposure to U.S. real estate investment trusts that operate with shorter lease durations, seeking to capture quicker rent resets and a more immediate transmission of changing demand and inflation into cash flows. The approach emphasizes apartments, hotels, self-storage and select specialties where leases renew more frequently, while preserving broad REIT diversification to limit single-name and single-sector reliance. The return objective pairs equity-like growth potential from operational leverage with income from real-estate distributions, accepting higher cyclical sensitivity than long-lease peers in exchange for faster fundamental adjustments. Characteristics often include a tilt toward economic beta and momentum in rental trends, with performance that can benefit during firm labor markets or reflationary backdrops, and that may lag when growth slows or operating costs pressure margins. In portfolios, it suits a satellite real-assets sleeve, an inflation-sensitive tilt, or a tactical overlay to capture accelerating rent cycles. Suitable investors include allocators running real-asset buckets and multi-asset managers seeking cyclical tilts. Key risk: property-type concentration within short-lease segments can amplify drawdowns when demand cools.
