The underlying MSCI USA IMI Real Estate 25/25 Index offers full-market-cap coverage of US real estate equities by selecting all GICS Real Estate constituents across large, mid, and small caps from the MSCI USA IMI. Eligibility follows MSCI Global Investable Market Indexes rules, including free-float adjustment, foreign ownership limits, and liquidity/investability thresholds; size segmentation targets ~99% of US free-float market cap with buffers to control turnover. Constituents are weighted by free-float market cap, then constrained to meet regulated investment company diversification: any single issuer (group entity) ≤25% and the aggregate of issuers >5% each ≤25%. Capping is applied at regular MSCI index reviews (quarterly, with semi-annual comprehensive reclassifications) to minimize deviations from the parent universe while respecting diversification and liquidity.

Investment Proposition

Fidelity MSCI Real Estate Index ETF (FREL) presents a focused allocation to U.S. listed real estate, primarily equity REITs across residential, industrial, retail, office, and specialized property types, offering a liquid path to commercial property cash-flow dynamics within equities. The strategy aims for market-like returns through a rules-based, market-cap portfolio with generally low turnover, allowing property-type fundamentals and lease structures to drive outcomes. Income potential is a central feature given REIT distribution requirements, though results remain sensitive to financing costs, cap rates, and occupancy trends; shorter-lease sectors can offer faster rent resets, while longer-lease sectors provide stability with greater rate exposure. FREL can be supported in environments of steady growth and stable rates, and it may help when inflation is moderate and passed through via escalators; rapid rate rises or structural headwinds in specific property niches can be challenging. Use cases include an income sleeve within equities, a real-assets diversifier, or a strategic satellite for liability-aware mandates. A key risk to monitor is property-type concentration—where benchmark weights in specialized REITs can skew factor exposure and rate sensitivity.
